This work presents the final architectural project of a detached family house P+1 (ground floor + first floor) located in the settlement of Tvrđavica on the left bank of the Drava River in Osijek. The project was developed in accordance with the Spatial Development Plan of the City of Osijek (PPUGO) and includes all stages of planning and design, from technical description to implementation solutions. The plot is located in a residential area of family houses. It has a regular trapezoidal shape, dimensions approximately 22.00 x 38.00 m, with a total area of 902 m2. Access to the plot is provided from the north side, which is also the regulatory line. The plot is adjacent to a public road and an undeveloped green area. The house is designed for a family of four (parents and two children). The necessary rooms are distributed over two floors: Ground floor: entrance area, hallway, garage, storage room, bathroom, kitchen with dining area, living room with terrace. First floor: hallway, master bedroom with wardrobe and bathroom, children's rooms, children's bathroom, laundry and drying area. The house can have a flat or sloped roof, with the possibility of a walkable flat roof. The construction conditions are defined by the PPUGO: Maximum plot coverage: 50%. Maximum building height: ground floor + 2 floors. Minimum greenery percentage of the plot: 15%. Building line 5 m away from the regulatory line. The family house project in the Tvrđavica settlement represents a detailed architectural solution that meets all technical, aesthetic, and functional requirements, while respecting the given urban conditions and norms. This work provides a comprehensive plan for the construction of a modern family house in accordance with the needs of the users and regulations.
