Abstract
Tema ovog diplomskog rada jest plan održavanja javne građevine visokogradnje. Uvodno su opisani počeci razvoja samog održavanja kao i značenje održavanja. Opisani su ugovori o održavanju i njihov sadržaj te povezano s tim i izbor izvođača. Plan i analiza troškova održavanja i uporabe su izrađeni na temelju osnovne škole Vladimira Nazora u Đakovu. Plan je izrađen za razdoblje od 30 godina. U radu su opisani sve skupine troškova, a na primjeru su prikazane aktivnosti i pripadajući troškovi za svaku skupinu troškova. Analizom osjetljivosti je promatran utjecaj promjene varijabli, razdoblje analize i diskontna stopa, na promjenu neto sadašnje vrijednosti.
Abstract (english)
The theme of this graduate thesis is the plan for the maintenance of a public construction building. The beginnings of maintenance development as well as the meaning of maintenance are described in the introduction. Maintenance contracts and their contents are described and, related to them, the choice of contractor. The maintenance and operating cost plan and analysis were made based on the primary school of Vladimir Nazor in Đakovo. The plan was created for a period of 30 years. All the groups of costs are described in the paper, in the example are presented activities and associated costs for each group of costs. Sensitivity analysis was used to observe the effect of changing variables, the analysis period and the discount rate, to change the net present value.
