Abstract
Sve građevine imaju životni vijek, pri čemu faza uporabe i održavanja najdulje traje, te je stoga potrebno svaku građevinu održavati kako bi se tijekom životnog vijeka građevine ispunili i očuvali svi temeljni zahtjevi za građevinu. Održavanje i uporaba građevina te njihovi troškovi predstavljaju bitnu ulogu u životnom vijeku građevina, te se već u fazi projektiranja može utjecati na smanjenje ukupnih troškova uporabe i održavanja. Cilj ovog rada je prikazati i izraditi plan održavanja građevine namijenjene sportu. Odabrana građevina za koju je izrađen plan i analiza troškova održavanja, za razdoblje od 25 godina, odnosno od 2018. do 2042. godine, su Gradski bazeni Osijek. U radu su opisane sve skupine troškova održavanja građevine, a primjenom metode analize osjetljivosti prikazano je kako promjena ključnih varijabli utječe na ukupne troškove održavanja.
Abstract (english)
All buildings have a life cycle. The longest life cycle phase is the phase of operation and maintenance. Therefore, every building needs to be maintained in order to fulfill all the basic requirements for the building during its life cycle. Operation and maintenance of buildings as well as their costs have an important role in the building life cycle. As soon as in the project design phase, one could affect the decrease of overall operation and maintenance costs. The aim of this master’s thesis is to create and present a plan for the maintenance of a sports facility. The selected building for which the plan and analysis of maintenance cost has been done for the period of 25 years, i.e. from 2018-2042, are the City Pools (“Gradski bazeni”) in Osijek. All groups of building maintenance costs have been described in the thesis, and the sensitivity analysis method has been used to show that the change of key variables affects overall maintenance costs.
