Abstract
Izgrađena građevina je podložna utjecaju korisnika kroz svakodnevnu uporabu, trošenje, nenamjerna ili namjerna oštećenja i djelovanju vanjskih utjecaja. Svi navedeni čimbenici zahtijevaju redovno održavanje izgrađene građevine te uvelike utječu na ukupni životni vijek građevine i ukupne životne troškove građevine. Ukupni životni troškovi građevine daju uvid u sve troškove kojima podliježe vlasnik izgrađene građevine, od troška projektiranja, izgradnje, eksploatacije, pa do troška... More uklanjanja građevine na kraju životnog ciklusa. Već u fazi ideje, izrade projekta, pa i u fazi izgradnje moguće je planirati i analizirati troškove održavanja i uporabe koji će se pojaviti u fazi eksploatacije i utjecati na njihovo smanjenje. Naglasak u ovome radu je na izradi plana aktivnosti održavanja i analizi troškova održavanja i uporabe nove građevine. Troškovi održavanja i uporabe u velikoj mjeri ovise o duljini vremenskog razdoblja za koje se radi proračun i primijenjenoj diskontnoj stopi pri svođenju troškova na neto sadašnju vrijednost, a što je u radu posebno analizirano. Abstract (english)
A finished building is susceptible to user influence through everyday usage, intentional or unintentional damage and to effects of external conditions. All above mentioned factors require regular maintenance of the constructed building and greatly affect the total life span of the building, as well as total living expences of the building itself. Total living expences of the building give insight into all expences that the owner might expect – from planning costs, building... More costs, usage of the building to the removal or deconstruction of the building at the end of its lifetime. It is possible to plan and analyse maintenance and usage costs which might occur during exploitation even in the early planning stages, during the making of the project and even during the building process itself, and also it is possible to intervene to reduce the costs. This work emphasises the development of the activity plan for maintenance and cost analysis in using a new building. Maintenance and usage costs greatly depend on the time period for which the estimate is made, as well as on applied discount rate in calculating costs to present nett worth, which is especially analysed in this paper.
