All buildings have a lifetime which,consists of three stages. The longest stage is the stage of the building ´s usage.Operational stage has the highest costs, so in order to extend its usage stage, it is necessary to maintain the building regularly. It is required to maintain the building in such a way that during its life the basic building´s requests are preserved. It is also necessary to improve the realization of the basic building´s requests, energy properties of the buildings, undisturbed access and the activity inside it. The aim of this graduation thesis is to elaborate the maintenance plan, the analysis of the maintenance and operational costs of the building. The chosen building the complete maintenance plan has been done for is the gym ( "Nastavno - športska dvorana" ) the School for Catering and Tourism ( "Ugostiteljsko - turistička škola" ) in Osijek. The building was opened on January 16, 2015 and this investment value is estimated at 26 million kunas. The plan oft he maintenance and operational cost for the next 25 years, based on the collected real data for the period between 2014 and 2017, has been made. All data have been closely analysed. The building maintenance activity plan for the period between 2017 and 2041 consists of the following maintenance and operational activities: the costs of the preventive planned maintenance (costs of the statutory periodic inspections, the cost of the planned constructional work and repair, the cost which will include replacement of the used materials and elements), the cost of the reactive maintenance and the operational costs
