Abstract
Predmet istraživanja ovog rada je analiza troškova i vremena izgradnje stambenog niza čileanskog arhitekta Alejandra Aravene pomoću 5D BIM modela. U uvodnom dijelu definirana je kvaliteta stanogradnje. Uspoređena je kvaliteta stanogradnje u svijetu i Republici Hrvatskoj. Analizirana je kvaliteta stambenog fonda u Republici Hrvatskoj i definiran Program društveno poticajne stanogradnje (POS). Opisana je tipologija kuća u nizu, njihove prednosti i mane, te navedeno nekoliko primjera iz Hrvatske i svijeta. Definiran je pojam i veličina građevinskog poduzeća i napravljena analiza za Varaždinsku županiju. Na kraju je definirana povezanost između BIM – a i procjene troškova izgradnje. Praktični dio rada sastoji se od izrade 3D modela u Autodesk Revit 2017 za tri scenarija izvedbe: samostojeća kuća, tri kuće i pet kuća u nizu. Zatim je napravljena analiza kvalitete stambenog niza prema površinama i sadržaju. Za sva tri scenarija pomoću modela izradili su se troškovnici i dinamički planovi izgradnje za mikro i malo građevinsko poduzeće. Napravljena je analiza troškova i vremena izgradnje. Utvrđeno je da troškovi i vrijeme gradnje smanjuju kako se povećava broj kuća u nizu. 5D BIM – model je uvelike pomogao u definiranju troškova i vremena izgradnje, te daljnju analizu istih.
Abstract (english)
The subject of this paper is to analyze the cost and time construction of a row housing from Chilean architect Alejandro Aravena using 5D BIM model. The introductory part defines the quality of housing construction. The quality of housing construction in the world and the Republic of Croatia has been compared. The Quality of Housing fund in the Republic of Croatia was analyzed and the Social Housing Construction Program (POS) has been defined. The typology of row houses was described, as well as their advantages and disadvantages and a few examples from Croatia and the world have been presented. The concept and size of a construction company were defined and an analysis was carried out for Varaždin County. At the end connection between the BIM and the cost of construction was defined. The practical part of paper, the work consists of making 3D models in Autodesk Revit 2017 for three scenarios of construction: a detached house, three houses and five houses in a row. Then an analysis of quality housing according to a series of areas and content was made. For all three scenarios using the model, budget plans and dynamic construction plans for micro and small construction companies were created. An analysis of the cost and time of construction was carried out. It was found that the costs and time of construction are decreasing as the number of houses in the series increases. The 5D BIM model has greatly assisted in defining the costs and time of construction and further analyzing them.
